İstanbul`un Edirnekapı ile Haliç arasındaki kara surlarına bitişik olarak inşa edilmiştir. Araştırmalara göre, 13. yüzyıla ait olduğu belirtilir. Bizans’tan günümüze ulaşabilen yegane saray olması ve Bizans’ın sivil mimari tarzını yansıtması nedeniyle, sadece İstanbul için değil, dünya sanat tarihi açısından da oldukça önemli bir yere sahiptir. Saray’ın kaç yılında ve kim tarafından yaptırıldığı henüz tam olarak bilinmemektedir. Fakat etrafındaki kalıntılarından anlaşılmaktadır ki, bugün Tekfur Sarayı olarak isimlendirdiğimiz yapı müstakil bir saray değil, daha büyük bir sarayın kısımlarından biridir.
Günümüzde Tekfur Sarayı üç katlı ve çatısız bir haldedir. 16. yüzyılda üzeri çatıyla kaplı olan bu sarayın, 17. yüzyılın sonlarına gelindiğinde çatısı yok olmuştur. 1453 tarihinde, İstanbul`un fethinden sonra çeşitli amaçlar için kullanılmıştır. 1955-1970 yılları arasında onarım görmüştür. Tekfur Sarayı Bizans Döneminden zamanımıza gelen tek örnektir.

I visited the palace this August. What is left of this great palace is left to rot . There is a parking for buses next to it. You cannot enter the palace because there is a sign that says that they try to repair it. Locals told that this sign exists there more than five years with no progress on the repair part. This palace was once the home of great kings of the Byzantine empire. Fener was also one of the richest and most beautiful neighborhoods of the Byzantium. Now they seem totally abandonded, the palace's walls are now used by locals to store stuff or even garbage. Specific times a week there is a chicken and turkey bazaar ( selling alive chicken etc ). As for the palace, the entrance is forbidden which means there is no chance you can see the inside of it even if you ignore the signs. For the lovers of the Byzantine empire i would rather suggest not to visit it unless you want to take a few pictures of it, you might get really offended by the way this place is being treated.

Currently under restoration. Looks like the people in charge of its restoration didn’t think too much about why adding a modern glass elevator to the side of an ancient building may not be a good idea.

Closed for restauration although from that part you can start your own Byzantine trip.

Tekfur Palace, which is located between Edirnekapı and Eğrikapı beside the ramparts is known to be the only palace surviving from Byzantine period to date. According to the researches, it was determined that the palace belonged to the 13th century. Tekfur Palace is the only sample that remained from the Byzantine Period. Tekfur Palace has an important place not for only Istanbul but also for the world art history since it reflects Byzantine civil architectural style. The date when the palace was built and by whom it was built is still not certain.
